The marking desk: AI-marked assessments from all eight states, ready for an assessor to sign off.

The client

National Property Training is a registered training organisation that teaches the courses people need to work in real estate. It runs a course in each of Australia’s eight states and territories — 88 units and around 350 assessments in all.

The college was relaunching under new owners and moving to a new learning platform, aXcelerate. The plan was to grow. But every new student came with hours of marking by hand, so they asked us a simple question: could AI carry the load without cutting corners?

The challenge

Every assessment was marked by hand. Markers took $800 of each $890 course fee, leaving $90 to run the business — and students got a result, not feedback. More students just meant more marking.

Marking took up 50–70% of trainers’ time. Every answer had to be read, checked against the rubric and written up, so results took days. Two markers could judge the same answer differently, and there was rarely time to explain a result. Competitors were cutting prices by sending marking offshore. The college wanted to go the other way: charge more, and give students something genuinely better.

What we did.

01

Turned rubrics into checks

We sat with the assessors and broke every rubric, across all eight states, into clear criteria the AI can check one at a time.

02

Built the AI marker

Each submission is marked against its rubric. The AI drafts a result, says how sure it is, and writes feedback: what the student did well and what to work on.

03

Kept assessors in charge

It all runs inside aXcelerate, the college’s learning platform. Assessors review each draft, adjust it if needed and sign off, so every decision still meets RTO standards.

An assessor checks a student’s answer against the rubric, with the AI’s evidence highlighted.
The feedback email a student receives as soon as their assessor signs off.

How it works.

The AI does the reading and the writing. A qualified assessor still makes every decision.

  1. 01Student

    Submits as normal

The student uploads their assessment in aXcelerate. Nothing changes on their side.

  2. 02AI

    Reads the answer

The marker works out the question type — short answer, multiple choice, matching, long answer or document — and picks the right check.

  3. 03AI

    Marks it against the rubric

Each criterion is checked on its own — met, partly met or not met — with the evidence highlighted and a confidence level.

  4. 04Assessor

    Reviews and signs off

The assessor reads the AI’s notes, changes anything they disagree with and signs off. Unusual answers are flagged for a closer look.

  5. 05Student

    Gets personal feedback

Feedback arrives as soon as it’s signed off: what they did well, and what to work on next time.

What changed.

For students

For the first time, every student gets personal feedback on every assessment — what they did well and how to improve. And it arrives in hours, not days.

For assessors

Assessors spend their time on judgement, not paperwork. The AI does the first read and the write-up; they check it and sign off. Marking is now consistent from state to state.

For the business

Marking is now a small, mostly fixed cost instead of most of the course fee. That gave the college room to raise its price for a better course — and the margin to grow from about 400 to 1,000 students a year.

The results.

Under the hood.

Built into aXcelerate
Submissions, results and feedback flow through the platform students and staff already use.
Six question types
Reusable checks for short answers, multiple choice, matching lists, long answers, document submissions and compliance documents.
Rubric first
Every mark maps back to a rubric criterion, so nothing is marked on gut feel. We review the rubrics with the assessors every quarter.
Confidence and flags
Each result comes with a confidence level. Borderline or unusual answers go to the assessor with a note explaining why.
Full audit trail
The answer, the AI’s notes, the assessor’s changes and the sign-off are all recorded — ready for audits and moderation.
Data stays with the college
Student work belongs to the college and is only used to mark it and write feedback.
